Terms and conditions:
By reserving a Vacation Rental at Dover Bay Resort, the Guest agrees to the following:
Reservations: Guests are responsible for the number of nights reserved. If the guest is unable to use the
entire reservation, payment of all nights is still required. There will be no refunds for late arrivals, early
departures, or for leaving the home for mechanical failure of non-essential items. Renters must be at least 25
years old.
Check-in Procedure: Check-in begins at 4 PM on the day of your arrival. Please go directly to your Beach Bungalow.
There will be an envelope on the door with your door code and parking pass. If you have any questions upon arrival,
our helpful front desk staff will be able to answer anyquestions you might have. Directions to the check-in office are
emailed to you at the time ofbooking. Our housekeeping and maintenance personnel must provide services to each home between
occupancies to prepare for incoming guests. Sometimes, due to unforeseen circumstances, the home may not
be ready right at 4 PM. This rarely occurs, but we do apologize in advance if this does happen.
For late check-ins, please call 208-263-5493.
Check-out Procedure: Check-out time is 11 AM on the date of your departure. Please follow instructions
given at check-in as to what you need to do upon departure. Your door code will deactivate at 11 AM unless a
late check out is granted*. Please communicate any home related issues to the front desk upon checking out.
*To request a late check-out, please call the front desk on the morning of your departure to see if a late check
out is available.
If no one is arriving at the home, we can permit a "complimentary" 12 PM check-out.
For $50 we can allow a 3 PM check-out if no one is arriving at the home.
If you want to stay later than 3 PM, we will charge for another night's stay.
Advanced Rent Payments: A 50% reservation deposit must be received at the time of booking to confirm a
reservation.
Balance Due: Balance due, including taxes, cleaning fees, any handling fees and any and all fees for goods
or services as shown, must be received by Dover Bay Resort 30 days prior to arrival, the remaining balance
of your reservation will be charged to the card we have on file, please call our office to make alternate
payment arrangements if this will not work for you. If the arrival date is within 30 days of the date you are
making the reservation, the reservation amount will be due in full at booking time, on a non-refundable basis.
Cancellation Grace Period: A full refund or home move is offered if changes are made within 48 hours of
booking. It is not valid for stays arriving within 30 days.
Changing Rental Homes After Booking: Because each home in Dover Bay is individually owned, there are
restrictions and fees for changing homes. If you opt to change homes, 25% of the rent plus tax and fees will
be charged to your updated reservation. No changes are allowed within 14 days of arrival.
Cancellations and Refunds: Dover Bay Resort 30-Day cancellation policy. There will be a full charge if
there is no show or if canceled with less than 30-Day notice of your reservation. Guest is responsible for
nights book if within the 30 days of check in. A $50.00 administrative fee will be applied to any
cancellation. All cancellations must be made by phone call 208-263-5493.
Power Outages: We occasionally experience power outages that are beyond our control. We report outages
as each occurs. No refunds or compensation will be given for any outages.
Weather: There shall be no refund of rent due to shortened stays or ruined expectations because of weather
conditions. These are considered acts of God which we do not control.
Unforeseen Circumstances: There shall be no refund of rent due to shortened stays or ruined expectations
due to City of Dover or Dover Bay HOA’s scheduling of work, workers or running equipment. This is out of
our control. Dover Bay Resort has the right to move your reservation to another rental home without giving a
refund due to unforeseen circumstances. Dover Bay Resort will make every effort to notify of this change.
Conflict of Schedule: There will be no refunds of rent because of late arrival, shortened stays or ruined
expectations due to work, family emergencies or other commitments.
Accommodations Capacity: The number of occupants should not exceed the maximum occupancy as stated
under each home listing. Dover Bay Resort will not allow overcrowding of the vacation rental home beyond
the existing bedding. Occupancy for each home is strictly enforced and fines are assessed for exceeding the
number of allowed guests. No motor homes, campers, tents are allowed on the premises for the purpose of
extra sleeping capacity.
Occupancy: When booking, guests ages 17 years old and younger are considered a minor/child. Any
occupant above the age of 2 years old must be included when reserving the home. Children 2 years old and
younger do not count toward the occupancy of the home, however, please include them in your reservation
notes in case of emergency.
Termination of Agreement: If the Guest or any member of his or her party violates any of the terms of this
agreement, Dover Bay Resort may terminate this lease with no refund, and may enter the premises and
remove the Guest, and the members of his or her party and their belongings.
Taxes: All rates are subject to Idaho Sales Tax.
Housekeeping: The homes are thoroughly cleaned before each guest’s arrival. Additional fresh linens or
towels are available by calling the market at 208-263-5493. If cleaning is requested during a stay,
housekeepers are available for an extra charge. Pool towels are available at the Lake Club Fitness Center for
pool use only. Beach towels are NOT provided but may be purchased at the market.
Lake Club Fitness Center and Pool: The use of the lake club fitness center & pool is for registered guests
and members only. Outside guests are not allowed. Pool towels are provided and are located in the Lake Club
Fitness Center. Please observe the posted rules for your own safety. No pets are permitted in the pool area.
Children must always be supervised by an adult. No glass containers, drugs, or smoking. You cannot use the
facilities or engage in any activity at dover bay lake club while under the influence of drugs or medication.
Dover Bay Lake Club Fitness Center does not permit smoking, vaping, or excessive consumption of alcohol.
No glass is allowed on the pool deck for safety reasons. No inflatables are allowed in the pool. Any fence
jumping will result in the deactivation of the guests’ pool key, and they will not be allowed use of the pool for
the remainder of their stay. The Dover Bay Lake Club Fitness Center is open from 6:00 am to 9:00 pm.
Please check with the market for the current pool and hot tub hours. Hours may fluctuate with season and
inclement weather. Pool and hot tub will not be available for use during high winds, thunder/lightning storms,
and extreme low temperatures!
Cleaning Fee: All reservations include an initial cleaning fee. Staff will arrive upon your departure to
thoroughly clean and inspect the home. Any charges for excessive damage will be charged to the card we
have on file. All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are
damage, not normal wear and tear, and additional cleaning charges for Professional cleaning will be charged
to the card on file. There will be an additional cleaning fee charged if the home is left excessively dirty.
Items Left Behind: Dover Bay Resort cannot be held responsible for items left in the homes. Every attempt
will be made to locate lost items, but there is no guarantee that they will be found. Please double check your
home for personal items prior to departure. If we are asked to return items to you, there will be a $20 fee plus
a shipping fee. After 14 days items will be taken by management to Goodwill.
Care of Property: Guest is expected to care for the property as if it were their own. Guest acknowledges that
unless Dover Bay Resort is notified on day of check in of any damage or cleaning concerns, then thereafter,
all damages or concerns to the property during the occupancy will be the Guest’s responsibility and must be
reported to Dover Bay Resort and paid prior to departure. Guests agree to be financially responsible for any
and all damage either willful or accidental with in the course of occupancy. Occupants are required to report
any damage immediately. Rearranging of furniture is not permitted – This includes beds, couches,
entertainment centers, etc. If the home is not found in the same general shape as when you arrived, there will
be a minimum of $50 charge.
Campers/Motor Homes/ Tents: Campers, motor homes or the use of tents on the home’s property is strictly
prohibited. Sorry, no exceptions.
Boat Trailers: At Dover Bay Resort, we have designated parking for trailers. Please let us know if you need
parking or storage for your boat trailer.
Moorage: Boat Moorage for Vacation Rental Guests is dependent on availability. Overnight moorage is $85
per night.
Smoking Policy: All homes at Dover Bay Resort are non-smoking, smoking is allowed outside. Please pick
up the cigarette butts or Zen-like pouches, an additional charge may result if butts are found outside. There
will be an additional charge of $250.00 if smoking occurs within the home. Thank you for your cooperation
in this matter.
TV Provided: The TV and provided service is chosen by the Landlord. No refund of rents will be given due
to outages, content, lack of content, or personal preferences regarding TV service.
Wi-Fi: Service of high-speed internet is scarce and only provided for convenience. No refunds will be given
for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal
preferences with internet service.
Candles: No candles or open flames allowed inside the homes.
Construction: As Dover Bay continues to grow, construction may be taking place next to or near the home
you rent. Unfortunately, we cannot predict the location of all construction sites. We will not make refunds
because of construction activity.
Fireworks: Use of fireworks is prohibited on the property, including decks, docks, walkways, driveways, and
yards.
Alcohol Policy: If alcohol is brought in, please be responsible and clean. The undersigned is responsible for
any misconduct by anyone on the property at any time during occupancy. Please no glass containers and do
not let anyone drink and drive.
Quiet Hours: For guests’ enjoyment and the enjoyment of others, please respect the quiet times between
10:00 PM and 8:00 AM.
Maintenance: From time to time, it may be necessary for us to enter the vacation home during reasonable
hours for any purpose connected with the repair, care, or management of the property. If this is necessary, we
will make every effort not to disrupt your vacation. Every effort is made to keep each property and its
equipment in good working order. Please notify our check-in office of any difficulty you incur during your
stay so repairs can be made. We will make every effort to eliminate any problems or have repairs made as
soon as possible. Please bear in mind that we have limited resources here in the Sandpoint area and cannot
guarantee 24-hour repair services. A little patience will help each of us! No rebates will be made for
mechanical failures or malfunctions, unfavorable weather, early departure, interruption of utilities,
maintenance problems or construction in the area. As Dover Bay continues to grow, construction will
continue throughout the community, please be advised.
Pet Policy: We are a dog-friendly community and look forward to hosting your stay. BE AWARE THAT
NOT ALL PROPERTIES ARE PET FRIENDLY! THE PROPERTIES DESCRIPTION WILL INDICATE IF
IT ALLOWS PETS OR IF IT DOES NOT. Dogs are the only pets allowed. We welcome you to bring your
dog to stay in one of our dedicated pet-friendly bungalows. Pet-friendly Bungalows require a $35.00 per
pet/per night fee. Some bungalows allow 2 pets, and some allow 1 pet only. Maximum weight of dog or
combined weight of 2 dogs must not exceed 75 pounds. Pets are not allowed on furniture or in beds unless
covered with a pet sheet that is provided at check-in. Guests are solely responsible for the behavior and any
damage that is caused by the pet. If management discovers that a pet has been or is still in a home without
prior approval, a $350.00 fee may be charged for pest control, deep cleaning, and damages. Please pick up all
pet waste, if not picked up in yard of home, $25 will be charged to the card on file.
Furnishings and Equipment: The Beach Bungalows have fully equipped kitchens but no dishwasher. Color
TV’s, air conditioning, bath towels and bed linens are in each home. Cribs are available upon request.
Complimentary starter supplies of paper towels, bath tissues and soaps are provided at check-in. Additional
supplies may be purchased at the Dover Bay Market.
You will want to bring these items with you: Condiments, spices, baby equipment, personal toiletries,
beach towels and equipment, bike helmets, foil, plastic wrap, food storage containers.
Barbeque Grill: There are propane barbeque grills located on the decks.
